Vigil Cleaning Services provides scheduled B2B commercial cleaning contracts across all 32 Greater London boroughs. We serve offices, healthcare facilities, construction sites, and property management portfolios. We do not provide domestic cleaning — every contract is commercial.
Every Vigil operative is directly employed by us — never agency or subcontract staff. We recruit, DBS-check, COSHH-train, and manage all HR for every person who cleans your premises. This is our most important differentiator: you get the same operative on every visit, accountable through us, not through an agency.
Vigil Cleaning Services was founded in 2018 and formally incorporated as Vigil Services Ltd in 2019. We have been serving commercial clients across Greater London since then, expanding our sector expertise and geographic coverage each year.
No. Vigil is a B2B specialist — we only take on commercial cleaning contracts. Our minimum contract, our systems, our operatives, and our approach are all designed for commercial environments. We do not clean homes, private flats, or domestic properties.
Contracts & minimum terms
Minimum 2 visits/week, 4 hours/visit, 3-month rolling term. Fixed-price quotes after a free site assessment. Most clients operational within 2 weeks.
Our minimum contract is 2 visits per week at 4 hours per visit on a 3-month rolling agreement with 30 days written notice to end. This applies to all commercial premises across Greater London — offices, managed buildings, healthcare facilities, and construction sites.
Most clients are operational within 2 weeks of contract signature. We conduct a free site assessment first, agree the cleaning specification in writing, allocate the right operatives, and then begin. TUPE transitions are assessed during onboarding and may extend the timeline slightly.
Yes. Additional properties are added to your existing master contract as new schedules — no new procurement process, no new account manager. Your monthly invoice updates to include the new site from the first visit.
We provide fixed-price quotes following a free site assessment. We assess every property before quoting — not before — because pricing varies by size, access, specification, and frequency. We do not publish standard rates because every commercial contract is tailored to the site.

Yes. Our healthcare cleaning operatives work to CQC-aware procedures — colour-coded equipment to prevent cross-contamination, COSHH-trained staff, and cleaning protocols aligned with NHS cleaning standards. We serve GP surgeries, dental practices, and clinic environments.
Yes. We provide scheduled cleaning of construction site welfare facilities throughout the build programme — toilets, drying rooms, canteen, and mess rooms — in compliance with CDM 2015 welfare minimum requirements. We also provide HEPA-standard post-build sparkle cleans before handover.
Yes — for commercial clients. If you have an existing Vigil contract, emergency response is discussed and agreed at the contract stage. For new commercial enquiries, we accommodate urgent requests where operatives and equipment are available across all 32 London boroughs.

Yes — this is one of our core strengths. Our portfolio model is specifically designed for operators with properties across multiple London boroughs. All sites are consolidated under one master contract regardless of how many boroughs they span.

Yes. A named operative or small team is assigned to your premises and stays assigned unless you request a change or a specific situation requires reallocation. This site familiarity is why our clients see standards improve visit-to-visit rather than restart each time.
Every visit is digitally signed off by the operative at the time of completion. You receive timestamped completion records after each visit, and a consolidated monthly SLA report covering all sites in your portfolio. These reports are formatted to be shareable with freeholders, asset managers, regulators, or board members.
We offer before-hours (from 6am), daytime, and after-hours (until 10pm) scheduling Monday to Friday, with Saturday and Sunday programmes available for co-working spaces, serviced offices, and premises that require weekend cleaning. Your preferred schedule is confirmed during the discovery call and locked into your contract.
Yes — all cleaning products and equipment are provided by Vigil as part of your programme unless you specify otherwise. All products are COSHH-compliant and assessed for suitability to your premises. Eco-friendly product ranges are available on request.
TUPE & contract transitions
TUPE applies when you change cleaning contractors. Vigil manages the full process — consultation, transfer, and documentation — at no extra cost.
TUPE — Transfer of Undertakings (Protection of Employment) Regulations 2006 — applies when you change cleaning contractors if the existing cleaning staff are assigned to your site. It means those operatives must transfer to the new contractor on their existing terms and conditions. TUPE applies in most property management and commercial cleaning transitions.
Vigil manages TUPE transitions as part of the contract onboarding process at no extra charge. We assess which operatives are affected, provide them with the required information, carry out the collective consultation if required, and absorb qualifying staff into Vigil's direct employment on their existing terms. This protects you from TUPE liability and ensures service continuity during the transition.
We recommend raising TUPE at the site assessment stage — ideally before you have given notice to your existing contractor. Early identification of affected operatives gives more time for consultation and a smoother transition. Leaving TUPE to the last moment creates legal risk and service disruption.
